A countryside residence at Ilyinskoye highway surrounded by a pine forest and located at 9 kms from Moscow at Ilyinskoye highway near the crossing of Novorizhskoye and Rublevo-Uspenskoye highways was bought at auction of pledged property disposal.
The property complex consisted of a house with area of 2,236.8 sq.m., a freehold land plot with area of 35 ares and a wood lot with area of 10 ares taken on lease.
In close proximity to the facility there is Arkhangelskoye museum – estate the picturesque views and protected parks of which one can admire not going out of the house due to high altitude domination over the other structures in the housing settlement.
The Taurus Aurum’s team had to apply a lot of efforts to enhance investment
attractiveness of the facility and further profitable sale:

obtaining of technical specifications for connection to gas supply,

increase of the allocated electrical power up to 110 kW,

elaboration of ventilation and heating designs,
-
execution of other engineering surveys,
-
preparation of a set of documents for putting the facility into operation.
At the same time a marketing survey was carried out on the basis of which a concept of further facility development was devised.
The significant condition that influenced the investment attractiveness of the facility was a full “legal clearance” and hence judicial guarantees of deed purity given to the buyer.
